The City of Anaheim Planning Department is seeking a Building Inspector III who is motivated, reliable, and experienced to provide the utmost professional customer service experience. Under general supervision, the Building Inspector III performs highly skilled inspection work in enforcing provisions of the Uniform Building Codes and related codes and regulations in the construction and alternation of complex buildings and structures; issues correction and other notices when work is not in conformance with codes and standards; explains inspection findings and construction requirements to architects, engineers, developers, contractors and others; performs accident/damage investigations to ensure structural integrity and safety of building; maintains effective customer relationships in representing the City and Building Services.
DISTINGUISHING CHARACTERISTICS:
Building Inspector III is the advanced journey level class in the Building Inspector series. Incumbents typically perform the more complex inspections, including high density mixed use, large Type IV and V commercial/industrial developments and multi-story structures, improvements, major alterations and facilities with the need for only the most limited guidance and assistance as new or highly unusual inspection situations arise. Incumbents also perform specialized inspections and investigations of the integrity and safety of damaged structures and provide expert technical guidance to other inspectors when conducting specialized inspections. Building Inspector III’s typically are certified combination inspectors or the equivalent.
Building Inspector III is distinguished from Building Inspection Supervisor in that incumbents in the latter class serve as technical lead inspectors for major large-scale and highly complex developments or serve as training coordinator for the Building Services Division Inspection Section.

Review, prioritize, route and schedule daily inspection assignments; confirm inspection time windows with contractors, developers, engineers, architects, property owners and others; review engineering design and construction plans and other documents for inspections to be performed.
Read blueprints/construction plans, interpret detailed codes and regulations and explain required inspections and construction requirements to owners, architects, engineers, contractors, developers and others; advise property owners and contractors on matters relevant to building permits, construction methods, materials and types of construction and occupancy.
Determine status of projects nearing completion and coordinate issuance of conditional releases and Certificates of Occupancy, within limits of authority.
Coordinate building inspection activities with other City departments and divisions.
Utilize permit tracking system and specialized software/hardware to record inspection findings, maintain inspection and permit records and develop notices, forms, reports and correspondence.
May conduct plan checks in area of specialization.
Perform related duties and responsibilities as required.
Requirements
Qualifications
Any combination of experience and training that would provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities are as follows:
Experience: Responsible journey level experience in conducting combination building inspections.
Knowledge of: Methods, techniques and protocols for conducting various types of building and construction inspections as they particularly apply to large scale, highly complex projects; principles and methods used in various building construction craft areas, including applications, materials and tools from large-scale construction to installation of equipment and systems applicable to plumbing, electrical, mechanical, heating/ventilation/cooling and structural disciplines; modern methods of building construction and basic principles of structural design; laws, ordinances and codes regulating building construction; appropriate safety and fire prevention methods in construction; occupational hazards and standard work place safety practices; customer relations practices and etiquette.
Ability to: Read and interpret blueprints, plans and specifications for buildings and construction and determine compliance of plans with codes and regulations; inspect construction sites during construction and alteration and interpret, explain and enforce a wide range of Uniform Building Code provisions and regulations accurately and consistently, with courtesy and tact; examine workmanship and materials, detect deviations from plans, standard construction practices and code requirements and identify defective and unsafe construction; made sound judgments in complex, difficult inspections within established codes, procedures and guidelines; communicate clearly and effectively, both orally and in writing; resolve job-related issues with property owners, contractors, developers, architects, engineers and others, while exercising tact, diplomacy and good customer relations practices; establish and maintain effective, customer focused relationships with those encountered in the course of work.
License/Certification Required: Possession of registration as a Certified Inspector from the International Code Council (ICC) in at least three disciplines is required prior to advancement to Building Inspector III.
Possession of a valid California Driver’s License by date of appointment is required.
Environmental Conditions: Due to the nature of work assignments, incumbents are exposed to field and construction site environments; travel from site to site throughout the workday; and have extensive public contact.
Physical Conditions: Due to the nature of work assignments, incumbents must be able to walk, stand or sit for prolonged periods of time; bend, stoop, kneel and crawl; walk over uneven and slippery surfaces; operate vehicles; and have sufficient visual acuity to conduct inspections.
